The property

The address as it appears in the contract, and the dates the contract sets.

Is it newly built, or being built?

A new home from a developer, a presale, or a home nobody has lived in.

A newly built home is subject to GST, which the buyer pays. Whether the contract price includes it changes what you need on completion, and whether you qualify for a rebate depends on who will live there first. We work both out with you, but the contract has to be read for it.

Who is buying

Everyone who will be registered on title. The first purchaser is you, or the person we should deal with.

If a company, partnership or trust is buying, or there are more than three of you, pick three and say so in the notes at the end. There is a transparency filing for a company or trust and we will talk it through.

How you will hold title

Two or more owners can be registered in one of two ways, and they are not interchangeable. As joint tenants, when one owner dies their share passes automatically to the surviving owners and never forms part of their estate. As tenants in common, each owner holds a defined share which passes under their will. Spouses usually choose the first; business partners, and family members buying together with different contributions, usually the second.

Property transfer tax

Property transfer tax is a provincial tax paid by the buyer on completion, calculated on the fair market value of the property. There are exemptions, including one for some first-time buyers and one for some newly built homes, each with its own conditions. Whether one applies changes what you need to bring on completion, so it is worth settling early.

How many of the buyers have never owned a home anywhere in the world?

That is the starting point for the first-time buyers' exemption. There are residency and price conditions as well, which we check.
